Posting items to apartment/flat building addresses is problematic

Even Amazon flex drivers are complaining that they can't access the customers address within apartment buildings. There's usually one enterance and they have a communal place for mail.

I have already cancelled a few customer purchases because i saw their ghastly address on google maps and thought 'this is a 100% loss for me'). This is the case once again with an order but i'm afraid to cancel it. not only for the sake of my metrics but also the customer might get angry.

What am I supposed to do? Amazon started this by refunding customers even when Royal mail tracking confirms delivery. Signature means nothing in a building like this and furthermore nothing stops customers from entering a different name to their own when signing and then claiming item not received. This is much easier when it's a flat address.

I'm sick of this.

I'm not sure what qualifies you to define a 'ghastly address,' perhaps you believe Amazon should only be available to those who you decide live in suitable homes, 100% policed by you of course.

The reality is you don't get to discriminate against customers based on their address, part and parcel of the rules you sign up to by selling on Amazon so up to you if you want to continue. Amazon will soon remove you when they have enough evidence of you deciding on whether customers should have their orders dispatched or not based on your assessment of their dwelling.

Sending tracked and signed for is your best and only defence. If you're still suffering excessive losses beyond that you'll have to price that in to your sales price. You aren't being singled out, all your competitors will have the same issue so it remains a level playing field.

I don't see why this would mean more claims. I hardly see any INR's for items delivered to flats and we deliver a fair few each day.

I do often get the problem where tracking shows delivery to an external post box that they are not expecting items to be delivered to. Normally when you ask them to check they find the item without any problems.

Problem with excessive INR's due to Amazon telling customers items maybe lost or getting easy A-Z claims where tracking shows delivered impact as all. I get many of these but it is not limited to flats..

1) a ghastly address is one where RM never or are very unlikely to deliver to a customer's personal address, to the customer directly. Eg they will use a communal postbox, deliver to a front desk etc.

"We deliver to individual addresses if certain criteria are met, or to a suitable central point such as a reception /mail room/ external lockable letter boxes in multi-occupied buildings."

I post to plenty of places like these, and have almost no problems, particularly with Royal Mail, there is normally a 'trade button' that the post can use

it can be more difficult for other carriers as the can come outside of the hours that Royal Mail typically do, so the trade button my not work at the time

one issue for you will be when you cancel ordered this will affect your business performance rates, and in same cases can cause limitations on your account

I am a flat dweller in London, we have a trade button and couriers can come in but I am mostly in, and we don't have a communal place for mail. Once inside things are safe, the front door is locked and the neighbours are ok. Everybody seems to buy a lot online and we have lots of deliveries with a few serial shoppers.

It needs to be said though that while RM and Yodel always delivered at my door, Evri and Amazon Prime don't, with the latter even leaving packets outside the main front door, basically in the street, without even ringing the intercom. Even DPD once left a delivery outside the main door, on the pavement and they were two large boxes with my stock. Luckily, I got the text message that said my order had been delivered and I ran out to look for it. Basically, the problem with flats might also be that some drivers are too rushed to deliver properly.
